Where the North Tower shares its building with a hotel, the South Tower shares its building with nobody. Sixty-six stories, 228 residences, and a gate at the entrance — this is the private half of Swire’s final Brickell Key development, and the taller of the two by a wide margin.
Homes run from two to five bedrooms. Every one of them has its own elevator and its own arrival lobby, which is the specification that separates this tower from nearly everything else selling in Miami. You do not share a corridor. You arrive at your own door.

Swire handed the South Tower to Tristan Auer, the Parisian designer who works less like a decorator than a stage director — colour, light, and periods mixed with deliberate confidence. It is a French sensibility set against Biscayne Bay, and a pointed contrast to the Laura Gonzalez interiors in the tower next door.
Ceilings run eleven feet. Terraces run twelve feet deep. Doors are full height with timber or travertine thresholds, floors are natural stone, and the lighting throughout is Speirs Major.

Two Bars, One Kitchen,
and a Room for Staff
The South Tower specification is unusually generous in ways that only reveal themselves in the fine print. There is a midnight bar in the primary bedroom, with its own refrigerator and ice maker. There is a second, fully-fitted wet bar outdoors on the terrace, plumbed with a sink and refrigerator. Select residences include en-suite staff quarters with a dedicated bedroom and full bath.
Kitchens are custom Molteni&C in warm or cool finish with Dornbracht fittings and a full Gaggenau suite, including wine storage for thirty-four bottles. Primary baths run marble floors, Duravit smart toilets, Dornbracht fittings, a private water closet, and handcrafted stone vanities. Infrared saunas are available as an upgrade.

At the top of the tower sit two duplex penthouses, each over 7,800 square feet, each with a private pool. There are two of them in a building of 228, at the summit of the tallest tower on a private island, on the last parcel Swire will ever develop here.

What is the difference between the North and South Towers?
The North Tower contains the Mandarin Oriental, Miami hotel and 98 residences (70 private, 28 turnkey Hotel Collection), with interiors by Laura Gonzalez. The South Tower is purely residential — 66 stories, 228 residences, gated, with interiors by Tristan Auer and a private elevator to every home. North buys you the hotel downstairs; South buys you height, privacy and space.
Does every residence have a private elevator?
Yes. Every South Tower residence has a private elevator and its own arrival lobby. There are no shared corridors.
Who is the developer?
Swire Properties, headquartered in Miami since 1976 and the developer of Brickell Key itself. The South Tower is being developed by OID T1 Developer LLC. Mandarin Oriental Hotel Group operates the hospitality and service programme but does not develop or sell the residences.
Where exactly is it?
The southernmost tip of Brickell Key, a private island connected to Brickell by a single bridge, with panoramic views of the Atlantic, Biscayne Bay and the Miami skyline. Residents have direct access to the island’s 1.5-mile Bay Walk.
What comes standard in the kitchens and baths?
