The North Tower is the rarer half of Brickell Key’s final chapter. Thirty-three stories hold both the new Mandarin Oriental, Miami hotel and a deliberately small collection of homes above it — 70 private residences and 28 turnkey Hotel Collection residences. Swire Properties is building it on the last available parcel on the island, and the Group intends it as its North American flagship.
What that proximity buys is difficult to replicate. Residents reach the spa, the restaurants and the pools without stepping outside, yet arrive through their own lobby, their own elevators, their own porte cochère. The hotel is close enough to use and far enough to forget.

Laura Gonzalez
Swire gave the private residences to Laura Gonzalez, the AD100 designer whose work reads as romantic rather than minimal — pattern, curve and colour where most Miami towers reach for restraint. Her palette here draws on Brickell Key itself: blues, sands, organic texture, soft forms.
Ceilings reach eleven feet. Floor-to-ceiling sliding glass opens to private terraces, and natural stone runs throughout the interior. Homes range from two to four bedrooms; the Hotel Collection residences arrive turnkey at one to two.

Kitchens & Baths
The Specification
Kitchens are custom Molteni&C cabinetry in a choice of warm or cool finish, fitted with Dornbracht and a full Gaggenau suite — integrated refrigeration, induction cooktop, wall oven, convection microwave, espresso machine, and wine storage for thirty-four bottles.
Primary baths pair Duravit smart toilets with a private water closet, a soaking tub and a Dornbracht multifunction shower. Vanities are custom-built with stone counters and back-lit mirrors. Lighting throughout is by Speirs Major.

Mandarin Oriental’s signature spa, a 24-hour fitness centre and a wellness lawn.

A signature restaurant on Biscayne Bay, all-day dining, a pool lounge and a cake shop.

A residents-only lounge with chef’s kitchen, show kitchen and two flexible rooms.
